Multi Dynamic Projects works with developers and builders on land, house and land packages, townhomes, apartments and new residential developments. The current portfolio runs from the South West Sydney growth corridors through to coastal South Australia and South East Queensland.
Price is the last thing to look at
Two lots at the same price in the same estate can differ by a five-figure sum once you have built on them, and none of that shows in the listing.
| What to check | Why it matters |
|---|---|
| Registration date | An unregistered lot cannot settle. Delays of six to twelve months are common and your finance approval will not wait |
| Fall across the block | Drives site costs. A steep fall can add substantially in retaining and excavation |
| Soil classification | Determines the slab. The difference between classes is real money |
| Orientation and frontage | Affects the build design, the living areas, and the resale |
| Easements and services | An easement can rule out the house you had in mind |
| What else is releasing nearby | Competing stock at your resale, and construction traffic in the meantime |
A cheap lot with a difficult fall and an unfavourable soil classification is not cheap. Ask for the contour plan and the geotechnical report before you compare prices.
Why the Budget changed the calculus
From 1 July 2027, full negative gearing benefits apply mainly to new builds, and new construction can still access the 50% capital gains discount while established property moves to an inflation-indexed system with a minimum 30% tax on gains.
For an investor choosing between an established home and a new one, that is a material difference in after-tax return, and enquiry has already started moving toward land, new construction and project stock. Growth corridors with land supply and committed infrastructure are the obvious beneficiaries, which is most of where this portfolio sits.
House and land, and the two-contract structure
A house and land package is usually two contracts: one for the land, one for the build. That structure has consequences worth understanding before you sign either.
- Stamp duty is generally payable on the land value rather than the completed value, which is the main financial advantage
- The build contract is with the builder, not the developer, and the two have different obligations to you
- Progress payments start once construction does, so you may be servicing a growing loan while still paying to live somewhere else
- Variations are priced after signing, which is where budgets move
What is available
Current and past projects are listed on the projects page, with brochures where the developer has supplied one, and each development page carries its own enquiry. Stock that has not been released publicly is handled directly by the projects team, and is often where the better lots in a release go.
General information only. Take independent legal and financial advice on any contract before signing it.
